This particular project was for the design and documentation of refurbishment and extension of existing shopping centre with an additional 10 storey residential development over the existing shopping centre.
Of particular interest and the greatest challenge was that due to long-term leases held with in the existing shopping centre the new works had to be constructed around existing shops and restaurants which still traded. In fact the shopping centre never ceased trading while this major work was under taken. Also the existing pad footings originally designed for 3 storey loads on to a sand fountain, require strengthening to be able to be to support the new additional 10 story residential tower over. This was achieved by installing a series of jet grout piers underneath the existing pad footings via a 50mm diameter hole cored through the footing. The perimeter of the existing pad was then contained by a ring of prestressed beams. This with the strengthening of the existing columns made for a challenging yet satisfying project, which resulted in a great success.
